How it works
You upload the PDF your inspector sent. We read it, triage what they flagged, and give you a plan you can act on before your deadline.
We read the report, not the house
We extract the text of your report page by page and pull out the deficiencies your inspector recorded. Where your report has its own summary section — most modern inspection software produces one — we use the page references the inspector printed themselves, so the source of every finding is parsed rather than guessed.
Every finding has to be provable
Each finding carries a verbatim quote from your report, and we check that quote actually appears in your document before we will show it to you. Anything we cannot locate is discarded rather than displayed. You can expand any finding to read exactly what your inspector wrote and see which page it came from.
Costs come from a table, not a guess
We classify each finding into a repair type, then price it from a maintained cost table adjusted for your state. The language model that reads your report never produces a dollar figure, which is deliberate: a model asked for money will always produce money, confidently, including for things a report cannot possibly scope.
Where scope genuinely cannot be known — foundations, sewer lines, remediation — we say a specialist quote is required instead of printing a range you might rely on.
Your report stays yours
Your document is private to your session, never indexed, and never sold. We keep it only as long as we need it to build and rebuild your plan, then it is deleted automatically. See our privacy page for the specifics.
What it does not do
This is not an inspection and it does not replace your inspector. It does not diagnose anything they did not diagnose, and where they asked for further evaluation we keep that as an open question rather than resolving it for them.
